10 Things You Can Do To Prepare Your Home For The Market if You're Not Quite Ready to List Yet

Did the Coronavirus pandemic and last week’s decision from the state to put a hold on in-person showings make you re-think your plans to sell your home? While many sellers are still listing their homes right now, with 917 new listings in the Denver real estate market this past week, you may have decided to hold off on listing your home right now, and that’s okay too. Instead of feeling sidelined, here are ten things you can do to stay engaged and productive until the timing is right for you to list your home.

1. Give your home a checkup with these spring home maintenance projects. Completing this list will make your home stand out for photos and hopefully head off some inspection items.

2. Stay educated about the market. Ask your Live Urban agent to sign you up for a weekly market insight report for your neighborhood or set you up on a new listings search to track price points and days on market for active listings similar to your home.

3. Check the county records for your home or ask your REALTOR® to pull them for you, then review them to ensure that the right names are on the deed, the square footage is listed correctly, and the bedroom/bathroom configuration is accurate.

4. Request a mortgage payoff quote from your loan servicer so you have an idea of how much you will net after selling.

5. Gather and scan documents that a buyer will likely request, such as invoices for contractors, recent insurance claims, or roof warranties.

6. Purchase a home warranty that will cover your home’s systems through inspection and is transferable to the buyer.

7. Neutralize the paint colors in your home to look crisp and help potential buyers to envision their own things in your home. Paint colors to try: Smokey Taupe, Linen, or Revere Pewter.

8. Start looking at your home through a buyer's eyes. Repair things they might object to like scuffed baseboards, creaky drawers, doors that stick, etc. 

9. Pre-pack books, keepsakes, and out of season clothes to give a roomy appearance to closets and shelves. You’ll need to pack them anyway and this gives you a head start!

10. Make Marie Condo proud by decluttering, organizing, throwing things away, selling things, and starting a donation bin so there’s less to pack and you can enjoy a fresh start in your next home.
