Sloan’s Lake features a range of home styles and prices for those drawn to the city’s largest lake. New, modern townhomes are being built throughout the neighborhood, joining the traditional bungalows and ranches sitting on large lots. Both city and mountain views are commonplace, and visitors might see water skiers enjoying the lake. Located near popular West Highland, residents enjoy the many festivals and events held at the park, and the popular three-mile bike-and-pedestrian path around the lake. Great shopping and restaurants are close, and along Sheridan Blvd.

With shops and convenience sprinkled around the lake’s perimeter, Sloan’s offers a plethora of car-less outings. Though you may not be able to tackle all of those errands on foot, you can certainly stroll to a nice afternoon at the park.

Although Sloan’s Lake doesn’t have a light rail stop, you’ll find RTD locations here and there. And don’t forget, it’s just a short bus ride to Union Station! Sloan’s also offers widespread bikeability, making transit smooth riding.

Sloan’s Lake hosts many locally owned shops, from liquor stores to ice cream shops, to coffee shops and everything in between. Though you won’t find one dense stretch of local shopping, you’ll discover clusters throughout the neighborhood’s tree-lined blocks; W 29th Ave, W 26th Ave, and historic 25th Ave in Edgewater to name a few. Even Stevens, a local sandwich shop, donates a sandwich for every sandwich purchased and Planted, a local plant shop, offers handcrafted pots and decor alongside their eclectic mix of greenery. New restaurants and bars add to the vibrant residential neighborhood feel.

Nearby Target and King Soopers offer grocery and necessity convenience to Sloan’s Lake residents, though in-neighborhood chain retail is hard to find. But, a very quick car ride will afford you toilet paper, milk, and all those other chain-dependant purchases.
PARKING: EASY
Though parking right at the lake can be tricky - especially during seasonal festivals, residential parking is easy to come by. Street spots are frequently vacant along residential streets in the Sloan’s Lake neighborhood. Just be sure to watch out for street sweeping days to avoid a costly ticket!

The popularity of Sloan’s lake is no secret in Denver. This highly sought after neighborhood attracts eclectic and energetic residents, from families to empty nesters and everything in between. The beautiful scenery and vibrant culture makes Sloan’s Lake a go to city spot.

THE SLOAN'S LAKE NEIGHBORHOOD
Sloans Lake is a hugely desirable neighborhood due to its walkability, proximity to Downtown Denver, and recreation opportunities. Sloan's Lake park is the second-biggest park in Denver at 177 acres. There are tons of paths for running or biking, basketball and tennis courts, and motorized boats are even allowed on the lake! The established neighborhood has beautiful tree-lined streets and there are pockets with great shops, restaurants and amenities throughout the area.
Sloans Lake is home to so many great events throughout the year. The most anticipated is generally the Dragon Boat Festival. There are more than 50 teams that race intricate dragon boats across the lake, and there is also tons of live music, an Asian marketplace with gifts and crafts, food vendors, and a kid's "Dragonland". There are also tons of running races, kickball leagues, and music and arts festivals that happen around the lake.
Sloan’s Lake park is filled with recreation, from adult kickball and soccer to activities for kids from recreational soccer to day camps throughout the summer. The trail around the lake is a favorite for those training for one of the many runs in Denver, and the lake itself features several runs/walks throughout the year as it's almost exactly 3.2 miles, or a 5K if you run the perimeter of roads along the park or just inside them. The path around the lake itself is 2.6 miles. The park also features two great playgrounds for kids.
SLOAN'S LAKE HOMES
Buyers can expect to see a wide variety of homes from classic victorians all the way through brand new construction. Brick ranches, tudors, duplexes, and modern builds are most common in this Denver neighborhood. Sloans Lake has seen rapid growth and change over the last 5 years with many old homes being restored and many new row homes being built.
THE HISTORY OF SLOAN'S LAKE
Sloan's Lake was created in 1861 when Thomas Sloan, hoping to farm the area, dug a well that overflowed and flooded 200 acres. In 1881 Manhattan Beach opened on the north shore of Sloan's Lake and included an amusement park with a roller coaster, dance hall, a ferris wheel, boating attractions, hot air balloon rides and more. Sloan's Lake became a west destination for Denverites. St. Anthony's Hospital opened in 1892 and remained the dominant feature of the neighborhood until the hospital was recently relocated and the site on the south side of the lake redeveloped into what we see today.
